The Truth About DIY Home Selling

“For sale by owner” or FSBO may seem like a quick way to save some money. But, those savings can quickly go down the drain when you take the DIY route to sell your home. Read on to find out why skipping the REALTOR® isn’t the way to go.

Real Estate Agent vs. REALTOR®

First, we need to distinguish between a real estate agent and a REALTOR®. While both real estate agents and REALTORS® must pass a state examination after taking the required coursework and complete continuing education credits, REALTORS® are governed by the National Association of Realtors (NAR). To put it simply - a real estate agent isn’t held to the same standards as a REALTOR®. REALTORS® are governed by the NAR’s Code of Ethics and 17 additional Articles.

FSBOs are often undervalued.

According to REALTOR® Magazine, FSBOs earn an average of $60,000 to $90,000 less than those sold by a professional agent. So while you avoid paying some commission on the sale, you leave much more money on the table. The truth is that, unlike a real estate agent, you’re not well versed in analyzing the local market to determine pricing or negotiating. That’s why it’s essential to work with a REALTOR®!

Marketing

When selling your home, you want as many people to see it as possible, right? Well, that’s where marketing comes into play! REALTORS® not only have a knack for staging, photographing, and marketing your home but are members of MLS. Through MLS, listings are syndicated to hundreds of property search websites, making your home even more accessible for potential buyers to find!

REALTORS® are professionals for a reason.

Think about it - when you have a complicated, time-heavy task, do you do it yourself or leave it to a professional? It’s the same thing with your home! Selling a home requires various skills, from presentation and staging to professional photography and marketing. REALTORS® are up to date on what’s going on in the market and how offers are written.

Even if this is a seller's market, or maybe because of this crazy seller's market, it’s more important than ever to have someone who can help facilitate showings and navigate this crazy market. A REALTOR® can even help you navigate a multiple offer situation because the highest offer is not necessarily the best.

REALTORS® not only know the ins and outs of getting your home staged, priced, and listed but are knowledgeable about navigating the complicated selling process. They’ll be your biggest cheerleader supporting you every step of the way while fighting hard for your best interest!
