Four Ways to Get Your Home Sold

You know the dream. You list your home, find a buyer, close, and hand over the keys. But in reality, selling a home involves several moving parts - and it’s often a marathon, not a sprint. But there’s still plenty you can do to get your home sold. Stick to this list, and you’ll be packing up in no time.

Choose the Right Upgrades

Updates can add value to your home, but make sure you choose what’s right for you. For example, you may have dreamt of a hot tub or pool, but that doesn’t necessarily add value to your home. Instead, focus on upgrades in your home's kitchen, bathrooms, or exterior. Improvements that add square footage are also a great way to add value!

Price It Right

Do you know what sells a house? Price! Even in a market that favors sellers, the price can still make or break the sale of your home. Price your home too high, and you turn off potential buyers. And if you plan on lowering your price over time, frequent price reductions can make buyers think something is wrong with your home.

When pricing your home, it’s essential that you’re realistic - even in a seller’s market. So take a step back and try to see your home through the buyer’s eyes and price it accordingly. Because in the end, it’s the market that decides how much your home is worth!

Don’t Forget Seller Closing Costs

When selling your home, remember that you’ll have to pay closing costs too! Typically, the home seller pays the REALTOR®’s commission, around 5 - 6% of the home’s sale price. Other costs commonly paid by the seller could include various taxes, fees, outstanding liens, etc. If you’ve negotiated any credits to be paid at closing, those will need to be handled too. Your agent should provide you with a list of closing costs for which you’ll be responsible.

Hire a REALTOR® That Knows Their Stuff

Choosing an agent you trust makes a difference when selling your home. When searching for a REALTOR®, choose someone who works with you in mind. That will advocate for you and keep you in the loop every step of the way.

For example, when I’m working with sellers, I analyze their local market to determine price, offer feedback for preparing their homes for sale, and keep them updated every step of the way. Remember - selling your home is a big step, so you want someone who will work hard for you!
